About Strata Plan

When individually owned lots and common property exists within a parcel of land, a Strata Plan is required to be lodged. A Strata Plan most commonly refers to multiple units within an apartment building, or townhouses within a development, when held in strata schemes.

Some of the more common characteristics or situations when a Strata Plan would apply are;

  • In parcels of land that comprise of strata lots, they will usually contain an element of common property (hallway, garden area, driveway, recreational area, farmed paddock, structural walls, floors and roofs).
  • Where common property exists, the common property is held and controlled by the Owners Corporation on behalf of all the lots owners.
  • An individual, family, trust or company can be the property owner, and they can be tenanted out under a lease.
  • The land occupied by the owners is referred to as a strata lot.
  • Ownership or occupation of more than one strata lot (eg. a unit or townhouse) can be possible in a building within one parcel of land.
  • The strata lot does not need to be adjoining or be in the vicinity of other strata lots within the same scheme. This situation commonly applies to caravan sites, cabins, mob
